MILDURA's rental returns increased by 4.1 per cent over the past year, but it was below most other regional centres across Australia, new data shows.

Leading property data company CoreLogic this week revealed the "modest" improvement in rent values in the Mildura municipality was half of the gains made across combined regional Victoria.
