ANY future football tenant of the Mildura South Sports Precinct needs to be visionary and take stock of club opportunities in Mildura’s only real growth corridor.
Mildura Football Netball Club has informed council that given the growth and current make-up of the club, and the staged approach of the sports precinct project, it has elected to remain at City Oval.
Land in the Mildura South Growth Area, which is yet undeveloped, comprises the land south of Sixteenth Street on both sides of Deakin Avenue from Riverside Avenue to Benetook Avenue to just short of Seventeenth Street and some land between Etiwanda Avenue and Benetook Avenue north of Sixteenth Street.
The Mildura South Strategic Framework Plan prepared in October 2007 estimated the indicative population for this area to be 8400 based on a residential yield of 3.5 lots per acre.
The Mildura South Recreation Assessment prepared in November 2013 confirmed the numbers in the Mildura South Framework Plan were appropriate to be used in the recreation assessment.
A revised figure of 9000 new residents has since been adopted.
With respect to the existing population, Mildura South Statistical Area Level 2 from the 2016 Census identifies a population of 14,555 for the area south of Fourteenth Street to Koorlong between Cabarita and Cowra Avenue.
I believe this provides a membership bonanza and don’t forget potential existing indoor sports users.
The dynamics of a possible single population catchment of 23,000 cannot be ignored by any local member or future government strategist – or Richmond Football Club for that matter.
